274-House Subdivision Announced

$5,000,000 Project Planned Southwest Of Maple And Miller

A 274-house addition worth an estimated $5,000,000 is planned  for a 100-acre site just southwest of Miller Ave - Maple Rd- intersection, it was announced today. 

The addition will be known as Hollywood Park Subdivision No. 2 and houses to be built there will surround a projected 18 to 20-classroom elementary school. A 3 1/2-acre park is planned for the subdivision.

The land developer and builder is Daniel Young Building Co. of Ann Arbor which has which built 55 homes in Hollywood Park Subdivision just adjacent to the contemplated additional homes. When both subdivisions are fully developed, they will contain 356 homes.

To Build 60 Homes

Young said today he anticipated the 274-house addition will be sold out and completed within the next five years. He expects to build about 60 of the houses this year. |

Young sold a 12.4-acre portion of his Hollywood Park addition to the Ann Board of Education. The board has announced it proposes to complete an elementary school there in 1962.

The new school will relieve any attendance burdens at Haisley and Wines Elementary Schools.

Site clearance work on the first portion of the 100 acres will begin as soon as ground thaw permits, Young said, estimating that it will be three months before four models of the type to be sold in the subdivision will be completed and opened to the public. The new subdivision is one of the most westerly parts of the city. It will front along Maple for about 500 feet and for about 1/2 mile on Miller Ave., west of Maple.

Style Announced

Three and four-bedroom tri-level houses, Cape Cods, and ranch units will be built and sold under FHA conventional financing.

Young set the price range on individual houses between $16,000 and $22,000.

The $22,000 figure is an estimate of the cost of a four-bedroom tri-level of 1650 square feet. It will contain 2 1/2 baths, and the price will include a fireplace and family room. The 36 x 26-foot Cape Cod unit of 1 1/2 stories will have 970 square feet on the first floor. The second floor, under the $16,000 price, will be unfinished. That floor when completed, will give the house four bedrooms and two baths.

A feature of the subdivision will be a boulevard entrance street with an island.
